Please remember that while we are a pet-friendly community, not all neighbors are comfortable around animals, and we have a strict leash policy around the property. We invite you to stop by the coffee bar on your walk for a treat!
Upon signing a lease, you agree to abide by its stated guidelines, listed below for your convenience. Our goal is to provide a safe, pet-friendly community for everyone. Please join us in promoting these rules so that we can remain fine-free.
You are responsible for the animal’s actions at all times. You agree to abide by these rules:
- The animal must not disturb the neighbors or other residents, regardless of whether the animal is inside or outside the dwelling.
- Dogs, cats, and support animals must be housebroken. All other animals must be caged at all times. No animal offspring are allowed.
- Inside, the animal may urinate or defecate only in the designated areas.
- Outside, the animal may urinate or defecate only in the designated areas.
- Animals may not be tied to any fixed object anywhere outside the dwelling units, except in fenced yards (if any) for your exclusive use.
- You must not let an animal other than support animals into swimming-pool areas, laundry rooms, offices, clubrooms, other recreational facilities, or other dwelling units.
- Your animal must be fed and watered inside the dwelling unit. Don’t leave animal food or water outside the dwelling unit at any time, except in fenced yards (if any) for your exclusive use.
- You must keep the animal on a leash and under your supervision when outside the dwelling or any private fenced area. We or our representative may pick up unleashed animals and/or report them to the proper authorities. We may impose reasonable charges for picking up and/or keeping unleashed animals.
- ADDITIONAL RULES. We have the right to make reasonable changes to the animal rules from time to time if we distribute a written copy of any changes to every resident who is allowed to have animals.
VIOLATION OF RULES. If you, your guest, or any occupant violates any rule or provision of this Animal Addendum (based upon our judgment), you will be subject to a fine. Fines will start at $200 for violations such as not picking up pet waste or not having your pet on a leash in the aforementioned areas. Three or more fines or any one major violation will result in a written notice to permanently remove the animal from the premises within the time period specified in our notice. We also have all other rights and remedies set forth in the Lease Contract, including damages, eviction, and attorney’s fees.
Yes! We love pets and welcome all members of your family. Whether you are thinking about moving in or thinking about adopting a new pet for your 26 at City Point home, we ask that you connect with our team to add them to your lease. Pet rent funds our pet parent events, treats in the clubhouse, annual pet presents, gated dog run, and pet wash, as well as covers specific wear and tear items upon move-out. Unreported pets may result in lease violations and fines of up to $100 per pet and a $10/day retroactive fee.

What restrictions are there?
- Each apartment can have two pets total between canine and feline friends.
- Dogs must weigh 80 pounds or less.
- We do not allow certain breeds including, but not limited to, Afghan Hound, Chow, Mastiff, Akita, Doberman, Pit Bull, Cattle Dog, Great Dane, Pointer, Basenji, Greyhound, Rottweiler, Belington Terrier, Husky, Saint Bernard, Burmese Keeshond, Saluki, Bloodhound, Malamute, and Weimaraner.
- We do not allow snakes, lizards, rabbits, ferrets, guinea pigs, monkeys, iguanas, or other exotic animals.
Our goal is to provide an all-inclusive, resort-style experience, from the luxury feel of your home to the level of service our team provides to the free events and perks of being a 26 at City Point resident. We also value transparency and have listed all current costs.
Your rent includes:
- Membership to our 24 hour club-level fitness center with spin bikes, a Wellbeats studio, resistance training tools, and a suite of equipment
- Complimentary Parks coffee from our barista-style machine that creates lattes, mochas, and more
- 24-hour access to the clubhouse's lounge with its over-sized television screen, chef-inspired kitchen, business center, game room, golf Stimulator and plenty of seating and gathering areas
- Two guest passes to enjoy the swimming area
- Multiple grills, meat smokers, bar, ping upon tables,and dining areas maintained by our professional service team
- Positive credit reporting to Experian
- 24/7/365 emergency maintenance by our dedicated service technicians, who take care of everything from your light bulbs to the air conditioning
To apply to live at 26 at City Point, we have the following move-in costs:
- Application Fee $75 (per applicant)
- Administrative Reservation Fee $175** (per apartment)
- Traditional Deposit $400/$500† (refundable, for one-and two-bedroom floor plans, respectively)
- Lease Term Deposit $99/$130 (non-refundable or variable refundable deposit, respectively)
Residents pay the following fees monthly:
- Liability Insurance $10.75-$14.50
- Pest Control $5
- Doorstep Trash Pickup $35
You can add any of the following to complete your home here:
- Storage Space $35 -$175 (monthly for 16-150 square-feet, respectively)
- Reserved parking spaces vary based on location, $25-$45 monthly
- Detached garages: $100 monthly
- Attached garages: $150 monthly
- Up to two pets with a $350/$600 non-refundable fee per pet, and $25 monthly pet rent per pet

Smoking is permitted on balconies, patios, and limited common areas adjacent to or outside your dwelling unit, but you must stay at least 10 feet away from any building or amenity space. To ensure a comfortable environment for all residents, please use only the designated smoking areas.
We ask each resident to cultivate a calm, community environment by being aware of your own noise level and tolerant of your neighbors’. Please be especially courteous during standard work/school week hours, as many people work and learn from home. We ask you to please be cognizant of how noise may carry from your balcony/patio, open windows, and through apartment walls and floors. We want everyone to feel comfortable in their homes and to provide a peaceful, positive atmosphere for all.
In compliance with the North Richland Hills city code, we support quiet hours from 10:00 p.m. to 7:00 a.m. This includes but is not limited to music, shouting, vehicle and pet noises that disturb the quiet, comfort or repose of persons in any way.
